About the Caldwell and Montclair, New Jersey Area

The Way Life Should Be- West Essex

One of the friendliest and most pleasant places to live, West Essex combines small-town charm with the amenities of larger metropolitan areas. West Essex comprises roughly nine suburban areas located in the northwest portion of Essex County and is home to approximately 65,000 people according to the 1990 census.

Each full-service community has its own governing body which provides residents with every amenity they might need, including the fire and police protection, parks, recreation, libraries, swimming pools, tennis courts, senior citizens services, and ambulatory care. Each town features their own shopping district, and mall shopping is less than 20 minutes away. The area is also home to three major hospitals.

Transportation to midtown New York is readily accessible by bus or train with good connections available in nearby communities to lower Manhattan. All major league sporting events are also easily accessible.

In addition, all major highways are easily accessed from the West Essex area, including routes 80 and 46 in Fairfield, Route 280 in Roseland, Route 3, and major north-south highways such as the Garden State Parkway and Route 287.

The West Essex area provides for almost any need within a 15 mile radius whether it be a fine meal in a fast-food or gourmet restaurant, regional and national retail stores, entertaining activities from museums to sporting events both recreational and professional, and houses of worship representing many denominations.

The West Essex area serves its residents from preschool to senior citizens making it a pleasant, friendly, and convenient place to live, work, play, and start a family.

From Simplicity to Grandeur

West Essex offers homes to suit any taste. Historic early Dutch Brownstones, elegant mansions, and sleek contemporaries are all featured in the area. Also featured are multi-family units, apartments, town homes, and condominiums. Prices ranging from $100,000 to $1 million plus fit almost every need in the housing market from starter homes for newlyweds wishing to raise a family to the individual or couple who wishes to settle down and retire.

West Essex's quintessential suburban communities offer every municipal service and almost any recreational and cultural activity that proffers a better quality of life for all its residents.

Caldwell

Caldwell was named to honor the Reverend James Caldwell, the fighting parson of the revolution, and is the birthplace of President Grover Cleveland, the only President born in New Jersey. Caldwell, the commercial and residential center of the "Horseneck Tract", was incorporated with the surrounding areas to form a township in 1798. It was incorporated as the Borough of Caldwell in 1892 and in 1981 became the Township of the Borough of Caldwell. Single-family homes predominate with a number of two and three-family houses and apartment complexes.

Caldwell is part of the Caldwell-West Caldwell School District, a joint system consisting of 4 elementary schools, Grover Cleveland Middle School and James Caldwell High School. The middle school and Lincoln School are located in Caldwell.

Caldwell is a well-established, residential community with a vibrant downtown business center. Caldwell is home to a free public library and the Grover Cleveland Homestead.

Montclair

Montclair is largely a residential community which boasts a diverse architectural landscape. The community has easy access to New York City with seven-day-a-week bus service and transit trains to Hoboken and Path connections to Wall Street and Penn Station. The town provides medical services through two hospitals. The town has also been called a cultural mecca for its size by New Jersey Monthly magazine. Jazz clubs and four theatrical companies provide entertainment for visitors and residents alike. Montclair is also the home of Montclair State University.

Real Estate Tips
First Time Buyers >Bargaining

You have done everything that your agent recommended to make your home look wonderful and you have cut your asking price to the bone. Even so, an offer comes in which is so low that you are offended! Is it possible to reconcile your differences and reach a meeting of the minds when presented with such an offer?

It may not take many concessions on your part to make the transaction work if the people who love your house also love to bargain. Even though it may seem that you are far apart in dollar amount or terms of sale, the real distance may not be all that great. Your real estate agent can help you determine if the buyers are ready, willing and able to carry through with the transaction. If they are qualified, the next step involves evaluating your differences. Look for areas where you have some flexibility to negotiate. You may have to go back and forth several times in order to make the transaction work. The trick is to be patient and to not take the process personally!
